On this map area, Waddell and Surprise are bounded by Bell Road to the north, Tuthill Road to the west, Northern Avenue to the south, and the Agua Fria Feeway to the east.
Waddell is an incorporated community in Maricopa County, just northwest of Phoenix. There are a few newer subdivisions in Waddell. First, the Elliott Homes’ master-planned community, Granite Vista, features single-family homes at the base of the White Tank Mountains. The first series of homes, the Avanti Series, has homes ranging in size from 1,258 square feet to 2,506 square feet, both single and two-story, 3 to 5 bedrooms with 2-3 baths and 2-3 car garages. The second series is the Forte Series, with homes ranging from 2,016 to 3,185 square feet in size.
The Cortessa Community, off of 185th Avenue in Waddell, features a few distinct neighborhoods. For example, Mountain Trails at Cortessa features homes built by AV Homes. The Manor Series has single-family homes available in 4 different 3-5 bedroom floorplans, ranging from 1,582 to 2,745 square feet. The Estate Series features 4-7 bedroom homes in 3 different floorplans, ranging from 2,303 to 3,586 square feet. Other more established subdivisions within Waddell include White Tank Foothills, Sonoran Ridge Estates, Montana Farms and Tara Estates.
Surprise is a larger city than Waddell, with 85 square miles, and is located 20 miles northwest of central Phoenix. Surprise also technically comprises the retirement cities of Sun City and Sun City West. Some of the major neighborhoods and subdivisions in Surprise include Dove Valley, Mountain Gate, Arizona Traditions, Copper Canyon Ranch, Greer Ranch, Rancho Gabriela, Marley Park, and Surprise Farms.
Greer Ranch, for example, features single-family homes built by several different builders, including Greystone, Hacienda Builders, Richmond American, KB Homes, Shea, US Homes, Lennar, Gehan and Courtland. Greer Ranch North is still being built and includes homes from KB Homes, Gehan, Richmond American, Courtland and Shea. For example, the Richmond American homes in Parkside at Greer Ranch offers 12 different floorplans, with 3-5 bedrooms, ranging from 1,900 to 3,400 square feet. Shea Homes at its Greer Ranch Inspire subdivision features 4 different floorplans with 3-4 bedrooms, ranging from 2,472 to 3,351 square feet.
The builders in Marley Park are Ashton Woods, Richmond American and Mattamy Homes. Ashton Woods offers 16 different floorplans in the Marley Park Liberty, Tompkins Square and Claremont. In the Marley Park Cascade neighborhood, Richmond American Homes offers 8 different floorplans, with 3-4 bedroom options, ranging from 1,750 to over 3350 square feet. Mattamy Homes in Marley Park Estates features 4 different floorplans, ranging from 2,657 to 4,113 square feet. These homes have 4-5 bedrooms and all have 3-car garages.
Condominium complexes in Surprise include La Solana Condos, Park Place Condos, Sierra Verde, Arapaho Condominiums, and Marley Park, among other options.
Amenities: Waddell and Surprise are both very family-friendly communities, thanks to their parks, playgrounds and nearby activities. For those seeking a bit more adventure, the 30,000-acre White Tank Mountain Regional Park is just minutes to the west, and features more than 30 miles of trails for hiking, mountain biking, camping, horseback riding and picnicking. The world-renowned Wildlife World Zoo and Aquarium is minutes away to the east of Waddell. Surprise has a large Aquatics Center, a large community park, and is home to Maricopa County’s northwest regional library, which are popular amenities with the many families who live in Surprise. Other community parks include Asante, Dreamcatcher, Stonebrook and Veramonte, among others. The Surprise Tennis and Racquet Complex features 25 tennis courts available for rent, including 17 which are outfitted with lights for nighttime play.
Golfing options within this map area nclude the Granite Falls Golf Course, Coyote Lakes Golf Club, Desert Springs Golf Course and Arizona Traditions Golf Course. Surprise Stadium is the Spring Training home to Major League Baseball’s Texas Rangers and Kansas City Royals. Surprise Stadium also hosts movie nights for the families of Surprise as well as a festival and fireworks display on the Fourth of July.
Schools: Dysart Unified School District provides the majority of the public elementary and secondary schooling options within both Surprise and Waddell.
